Question 1

How do I start a property search?

Accepted Answer

Use Property Search and choose purpose, type, location, and price. Filters remain in the URL for sharing and browser navigation.

Question 2

Are the listings verified?

Accepted Answer

Published listings pass current content, media-rights, and approval gates. A published or verified label is not a legal, quality, price, or transaction guarantee, so independently verify the property and documents.

Question 3

How do I contact an agent?

Accepted Answer

Use the public contact action on a published listing. The platform records your enquiry intent and opens Gmail Compose for you to review and send yourself.

Question 4

Can I request an agent recommendation?

Accepted Answer

Yes. Use Contact to explain the property type and location you need. Real E Gurus does not automatically appoint or endorse an agent.

Question 5

Is the foreign buyer guide legal advice?

Accepted Answer

No. It is general information. Verify the facts and obtain suitable independent professional advice.

Question 6

Can foreigners own property in Thailand?

Accepted Answer

Ownership depends on the property, structure, nationality, and transaction facts. Condominium ownership may be possible within applicable legal conditions and quota. Obtain independent Thai legal advice before committing funds.

Question 7

What is the foreign quota?

Accepted Answer

Thai condominium law generally limits foreign ownership in a condominium’s aggregate unit space. The commonly referenced ceiling is 49%, but availability and evidence must be checked for the specific project and transfer.

Question 8

Can foreigners own land?

Accepted Answer

Direct land ownership by a foreign individual is generally restricted and limited exceptions may apply. Obtain independent legal advice for the exact facts.

Question 9

What documents do foreign buyers need?

Accepted Answer

Requirements vary, but may include identity, transaction agreements, title and project evidence, and evidence for qualifying overseas funds. Your lawyer, bank, and Land Office should confirm current requirements.

Question 10

How do foreign buyers transfer money legally?

Accepted Answer

Ask the receiving bank and an independent professional about the required remittance purpose and evidence before transferring. The platform does not receive transaction funds or issue foreign-exchange evidence.

Question 11

What does an agent verification label mean?

Accepted Answer

It reflects current evidence and level only. It must not be interpreted as Licensed Agent unless current licence evidence was approved.

Question 12

What documents are required?

Accepted Answer

Required evidence depends on the verification level and role. The team requests only necessary identity, professional, and authorization evidence through the protected workflow.

Question 13

How do I upload listings?

Accepted Answer

After approval and assignment, authorized users manage listings through role-protected administration. Media requires rights, processing, alt text, and review before publication.

Question 14

How do project assignments work?

Accepted Answer

An authorized administrator records a scoped assignment and effective permission. Users act only on assigned records and publication still requires maker–checker controls.

Question 15

How long does verification take?

Accepted Answer

There is no guaranteed approval time. Timing depends on complete evidence, reviewer availability, and follow-up checks; the platform does not show fake instant success.

Question 16

When can a project be published?

Accepted Answer

After relevant contact, content, media, rights, alt text, and verification publication gates are complete.

Question 17

How do I submit a project?

Accepted Answer

Use the Developers page and Contact to provide an initial brief. Self-service developer submission is a clearly labelled future capability until its controlled workflow is enabled.

Question 18

What information is required?

Accepted Answer

Project identity, location, unit and price information, public contacts, source evidence, media rights, localized alt text, and other publication fields may be required.

Question 19

How do I become a developer partner?

Accepted Answer

Read the Developers page and contact the team. Partnership or verification is granted only after evidence, authority, permissions, and applicable agreement are reviewed.

Question 20

How long does project approval take?

Accepted Answer

No approval time is guaranteed. Complete data, rights-cleared media, processing, alt text, evidence, and an independent checker are required before publication.

Question 21

Can I assign agents to my project?

Accepted Answer

Controlled assignments can be recorded by users with the required permission. A public developer self-service dashboard is not presented as active until released.

Question 22

How does Unlisted differ from Public?

Accepted Answer

Unlisted is available by exact URL but omitted from search and sitemap. Members only requires authentication and is never publicly cached.

Question 23

Are listings verified?

Accepted Answer

Each published listing must satisfy applicable accuracy, evidence, media-rights, and approval gates. Verification reflects current evidence and is not a transaction guarantee.

Question 24

Who uploads listings?

Accepted Answer

Only authorized users with a current assignment can create or change listing records. Public visitors and ordinary account holders cannot publish listings.

Question 25

How often are listings updated?

Accepted Answer

Responsible users update records when information changes. Always confirm current availability, price, and documents with the public contact.

Question 26

What is a “Featured Project”?

Accepted Answer

Featured is a presentation flag on an otherwise publishable record. It does not mean guaranteed quality, return, availability, or independent endorsement.

Question 27

What if I forgot my password?

Accepted Answer

Use Forgot Password. The response never reveals whether an account exists, and Supabase Auth sends recovery instructions when SMTP is ready.

Question 28

How do I create an account?

Accepted Answer

Use Sign up with email and password or an enabled Google or Facebook provider. Creating an account does not grant agent, developer, or administrator permissions.

Question 29

Do I need to verify my email?

Accepted Answer

Email confirmation follows the configured Supabase Auth policy. Privileged roles always require separate evidence and permission approval.

Question 30

What dashboards are available?

Accepted Answer

Account holders have account pages. Administration is visible only to users with current scoped permissions; role names or email addresses never bypass authorization.

Question 31

Can I pay or book on the website?

Accepted Answer

Release 1 has no payment, checkout, escrow, or real-time booking inventory. Confirm terms directly with the public contact.

Question 32

Does Real E Gurus charge buyers?

Accepted Answer

Release 1 does not process buyer payments, checkout, escrow, or booking. Any separate professional fee must be agreed directly with the relevant provider.

Question 33

Do agents pay to join?

Accepted Answer

The website does not collect an agent joining fee in Release 1. Any future paid feature must launch with clear terms and is not active now.

Question 34

Do developers pay to submit projects?

Accepted Answer

The website does not collect project-submission payments in Release 1. Future campaigns or commercial agreements require separate terms.

Question 35

Does Contact send an email automatically?

Accepted Answer

Real E Gurus is a property information platform connecting visitors with published listings, service information, and accountable public contacts.

The location model supports Thailand, but actual coverage depends on published records. The platform does not invent listings for empty locations.

Question 38

Can foreign buyers use the platform?

Accepted Answer

Yes. The interface supports multiple languages and includes general information, but it does not replace legal, tax, banking, or investment advice.
